摘 要

论文在研究和学习了国内外房产中介管理系统现状的基础上，根据南京市的房产中介实情及需求，设计并实现了房产中介管理系统。论文采用了Visual Studio作为开发工具技术、 C#作为程序设计语言、SQL Server 作为系统数据库。主要内容包括：首先从国内外房产中介服务的发展现状总结概括了目前的主要问题，然后采用面向对象分析方法进行了详细的系统需求分析。在此基础上给出了系统地功能模块设计以及数据库设计；最后实现了该系统，通过该系统，注册用户可以检索和发布房源相关信息，系统管理员可以对房源信息、广告及系统用户等进行管理维护，并通过功能与性能测试，进一步验证了系统的相关性能。

Design and Implementation of Real Estate Agency System

ABSTRACT

Real estate agent is an integral part of the real estate industry, need to deal with a large number of complex real estate business. In the traditional form, mostly using artificial management, not only low efficiency, and the lack of macroscopic control and analysis of data. Will inevitably cause the error of manual processing, so the need to develop a real estate information management system to make real estate intermediary management automation and simplification.

In the research and study of the current situation of real estate intermediary management system at home and abroad, on the basis of the facts and requirements according to the nanjing real estate agent, real estate intermediary management system was designed and implemented. Paper adopts the technology of Visual Studio as a development tool, c # as a programming language and SQL Server as the database system. Main content includes: first, from the domestic and foreign real estate intermediary services of the current situation of the development of a summary of the current main problems, and then USES the object-oriented analysis method has carried on the detailed system requirements analysis. On the basis of the systematic function module design and database design are given; Finally realized the system, through the system, users can retrieve and publish information on housing, on housing information, advertising, and system administrators can users manage such as maintenance, and through the function and performance test, further verify the performance of system.

1.1论文研究背景

住房是人类生活最基本的需求,住房问题关系着国民经济的重大问题和社会问题。新中国成立以来,我国城市住房制度经历了由计划分配住房到市场供给的一个过程,直到现在居民住房问题一直是全社会最关注的问题。从最初的“统一管理,统一分配”的公有住房分配制度到(1978-1993年)的住房商品化阶段,再到之后的(1994-1998年)住房货币化阶段,最终发展到住房市场化阶段。从最初的房地产市场初步形成时期发展到房地产市场过热过快甚至到今天宏观调控时期。房地产业为我国国民经济的持续发展做出了巨大的贡献,同时也大大地加快了我国城市化的建设[^[1]]。

在当前经济快速发展的时代,大中小城市及村乡镇的快速发展,人们工作生活的流动变化很大,无论在哪个城市或是乡镇工作住房问题都是人们考虑的头等
